The Theory

The Theory is located at 300 Neal Place NE in the Union Market neighborhood. It includes 159 dwelling units and 5,100 square feet of ground floor retail. Located at the northwest corner of the market, this building was designed to be viewed “in the round” with all facades given equal importance. It’s north and west elevations are visible from New York Avenue while the other two fronts are predominantly seen from other areas within this district. To assure the optimum appearance of the glass façade, ECA successfully worked with the glazing subcontractor to hide the façade venting system. In addition to including many “micro units”, this apartment building also includes some four-bedroom, four-bathroom dwellings that can be occupied by a family or shared by 4 friends.
