1221 VAN STREET SE

Washington, DC

Working with initial designers Hariri Pontarini Architects of Toronto, ECA oversaw this mixed-use project, providing design development services, and performed all subsequent phases through construction. This project includes apartments, double-height commercial space oriented toward the nearby baseball stadium, and a roof deck and pool with infinity edge. The stepped seating at the edge of the deck provides views of actual games in the ballpark. Deep-set, angled windows within brick frames create unusually layered façades with dramatic shadows. A mixture of dark and light finish materials breaks up the volume of the large building.
