2 M STREET NE

One of Washington’s first LEED Gold-certified apartment buildings, 2 M Street includes market-rate units plus 30% affordable dwellings. Some of the lower-income apartments were required to be directly accessible from the street. We expressed these as a series of townhouses along M Street, each with its own stoop. Above, the main façades are composed of a bold, two-story square grid, which modulates the building’s apparent scale. A tower at the corner of M and North Capitol streets adds a vertical accent and marks the entrance.
