Northern Exchange

1401 R Street NW, Washington, DC

This project involved the partial conversion of a switching facility built for the telephone company into condominium apartments and restaurant space. Using found blueprints and working with a historic preservation consultant, we re-created the building’s original cornice and reintroduced ground-floor show windows, which had been filled in after the uprisings of 1968. On upper levels, enormous windows and 17-foot ceilings allowed us to insert sleeping lofts in the apartments. One unusual challenge was the need to work around substantial telephone equipment on lower levels that had to remain operational.
